We were tasked with fabricating and erecting a complex steel frame designed to support the 16-storey office building with minimal internal columns and large spans up to 14.5 metres. This required careful planning and precise execution to ensure structural integrity whilst maintaining the architectural vision.
The majority of the steel beams and columns were sourced from Electric Arc Furnace (EAF) XCarb® production. EAF steel has a significantly lower embodied carbon content compared to traditional blast furnace production methods, and XCarb® is one of the lowest-carbon options available on the market. Combined with our innovative, reusable temporary steel bracing design, these elements played a key role in achieving the project’s sustainability objectives.
We implemented a strategic erection programme, dividing the project into four zones to streamline installation. Each zone would facilitate the placement of two floors of steelwork followed by the installation of precast flooring planks. This approach optimised efficiency and minimised disruption throughout the construction process.
A key feature of the structure was the integration of four fish belly transfer beams, each spanning 17.5 meters and weighing 30 tonnes. These bespoke elements were critical in enabling a pedestrian colonnade along the building’s northern elevation and supporting a triple-height ground floor space – showcasing our expertise in delivering complex, large-scale structural solutions.

Scheduled for completion in Summer 2026, 105 Victoria Street sets a new standard for office development, blending architectural excellence with cutting-edge sustainability, and we’re pleased to have played an important role in its creation.
