This building offers 298,000ft² of grade A office space and 10,000ft² of retail at ground level across 19 floors and includes two large open terraces on the 15th and 17th floors. The tower also possesses an atrium that extends over parts of the 14th to 17th floors.

The ground floor accommodates two retail spaces, a delivery area and a two-storey reception area that can be accessed from Braham Square to the north and Leman Street to the east. The basement is home to storage facilities, 450 cycle stands, changing rooms, 49 showers and 504 lockers. The office building has received a BREEAM Excellent sustainability rating and has been awarded a platinum rating for its digital infrastructure.

The facades to the office accommodation are fully glazed with vertical brise-soleil to the east, south and west facades. The steel frame begins at ground floor level and is based around a grid that has primary columns spaced at 9 spans of up to 13.7 metres.

The client’s request was to have somewhat of an ‘industrial feel’ to the office, which meant a large amount of the completed steel frame has been left exposed. This ensured a great deal of care was taken with the steel connections and detailing.

Planning restrictions that aim to preserve some key landmark views meant that the permitted height was limited, and by using steel for the main frame it meant it was possible to obtain an extra floor level within the planning envelope.

Our scope included the supply and erection of beam and column steelwork together with metal decking, fire protection, stairs, and open type flooring. We provided decorative, fire protected columns and beams with an open architectural soffit, with the underside of metal decking on display along with two staircases spanning the entire height of the building. The site programme was completed safely and on schedule.
